Rate: 8-10% of Monthly Rent, $150 onboarding/Setup Fee

  • Monthly and annual financial reporting included.
  • Emergency maintenance response coordination.
  • Managing Escrow Accounts.

2. Tenant Sourcing Only (Placement Services)

One months Rent | Discounts available if owner recommends tenant

  • Professional marketing of your property across top rental platforms and local networks.
  • Targeted advertising to ensure quality tenant interest.
  • Scheduling and hosting showings.
  • Providing applicants to owner for approval, or owner-approved process.
  • Lease preparation, execution, and move-in coordination.

3. Tenant Screening & Background Checks

$45 (paid by applicant) | $50 administration fee additional manual checks

  • Full background verification: credit history, rental history, criminal checks, and employment/income verification.
  • Screening conducted using industry-leading 3rd party tools (e.g., Innago and Zillow application platforms).
  • Detailed reporting provided to property owners for informed decision-making.

4. Rent Collection Services

Included in Full Property Management Service. If you are looking for standalone service $75/month

  • Secure online payment processing.
  • Collection of rent and any applicable late fees.
  • Tracking and reporting of rent collection to owners monthly.
  • Issuance of late notices and coordination of follow-up procedures if needed.
  • Managing Escrow Accounts (Optional)

5. Property Condition Reporting & Inspections

Included with Full Property Management Service. Additional reports / standalone service offered at $150 per inspection

  • Move-in/move-out inspections with documentation.
  • Annual property condition inspections included.
  • Customized Property Centriq reports available:
    • Asset documentation (appliances, major systems)
    • Maintenance scheduling reminders
    • Warranty tracking for appliances and systems
    • Visual inspection reports with photos attached

6. Financial & Owner Reporting

Included with Full Property Management Service. Standalone/Rent collection service $75/hr consulting service.

  • Detailed monthly and annual financial statements.
  • Tax documents (1099s) prepared for owners.
  • Full transparency through an online owner portal.

7. Legal Compliance & Lease Enforcement

At a rate of $75/hr.

  • Lease agreement drafting and compliance with state and local laws.
  • Notice issuance for non-payment, violations, or legal proceedings.
  • Assistance with eviction coordination (if necessary).

8. Maintenance Coordination

Included up to a set amount of hours with Full Property Management Service. For standalone service, will be billed at 30 min increments $75/hr.

Owner approval obtained for repairs exceeding agreed-upon thresholds.

24/7 maintenance request intake through tenant portal.

Coordination of vendors and service providers.
